Renting in 2026: which areas still offer good value?

Rents have done what rents do. So where’s the value now?

Which areas would you actually recommend to someone moving to Dubai (or Abu Dhabi/Sharjah) in 2026 — good quality-to-price ratio, decent commute, not a construction site on all four sides?

Great timing to ask this — rents have moved a lot but there are still solid options depending on your situation.

Worth considering:

  • Jumeirah Village Circle (JVC) – still relatively affordable, decent amenities, though traffic on peak hours can be rough
  • Al Furjan – good metro access (Discovery Gardens station nearby), more established than people think
  • Dubai South – if you work near Expo/DWC area, genuinely good value and getting more complete as a community
  • Mirdif – villas especially, very liveable, established neighbourhood, popular with families
  • Sports City / Motor City – surprisingly quiet, good value, community feel

Avoid if construction chaos bothers you: anything deep in Dubai Creek Harbour or Emaar South right now — still very much in progress.
